The view, the privacy and the pigeonnier!
Near Montcuq and Lauzerte, Tarn-et-Garonne, rarely does a property come to market that makes an estate agent genuinely lose their professional composure. This early 19th-century stone farmhouse, offered for the first time in fifty years, is one of them. Half a century in the same hands, and it shows in the very best way: presented in excellent order, and quietly confident about it.
Step inside and the honest stonework and ancient beams do the talking. There are three bedrooms and two bathrooms, all thoroughly practical, so nobody has to queue in the morning. The stylish living and dining space, with its open fireplace, has been designed with long lunches and longer evenings in mind. A modern fitted kitchen means the cook can still produce a proper meal without sacrificing anything to the 19th century. Double glazing and gas central heating keep things civilised in winter, and beneath it all lies a vaulted stone cave, ideal for storage or for a wine collection that is, in this part of France, merely a matter of time.
Then there is the pigeon tower. Beautifully restored and now a charming one-bedroom cottage, it has the same exposed stonework and beams as the main house, and it is quite possibly the most stylish thing ever to have been built for birds. Guests will fight over it. You may struggle to keep them from moving in permanently.
Close by stands a substantial stone barn with a brand-new roof and a large covered open side, ready for whatever you have in mind, whether that’s workshop, studio, or the world’s most elegant place to park a tractor.
All of this sits within two hectares of established gardens and parkland, with views that are, frankly, to die for (though we’d urge you to enjoy them first).
Close to the market towns of Montcuq and Lauzerte, with their cafés, boulangeries and hilltop charm, you are never more than a short drive from a decent croissant.
Three bedrooms. Two bathrooms. One pigeon tower. One barn. Two hectares. Fifty years of loving ownership.
All it needs is a swimming pool.
