Overview

Circa 1850 stone farmhouse with gîte and vineyard in a spectacular private location with no near neighbours.

Interior and Garden

Renovated with great taste and style and maintained by the current owners regardless of cost.  Beautiful grounds extending to 4.6 hectares includes a small vineyard, Cabernet/Merlot (producing up to 1200 bottles) of apparently (yet to be sampled by Robert) very drinkable wine! Included in the sale are all apparatus and tractor to produce your own wine.

Comprising of main house with travertine flooring, exposed beams, pointed stone walls and numerous period features, built in kitchen with falcon stove and oak worktops.  A fabulous terrace for al fresco dining with far reaching views, all double glazed with central heating and log burners.  Both houses have solar powered hot water systems.

The second house, currently let as a gîte, has numerous period features, tiled floors, log burner and covered terrace, again all presented in excellent condition.

The 10 x 5m pool is heated and filtered using a bio UV system.

Grounds comprising of woodland and lawns with established trees and shrubs, box hedging and vegetable garden, orchards with prunes, green gage, apricot, pears, apples, cherry, nectarines, figs and damsons all set within a stunning, quiet, private location.  Part of the property is a separate field which would be ideal for horses or livestock.

A rare find!  The only negative point with this house is that Stanley the Terrier is sadly not included.

The Area

Within 10 minutes of the pretty villages of Lauzerte and Moncuq, nestled in an amazing setting surrounded by fields and valleys, the closest neighbour is a long way away in the distance.  Toulouse 1.5 hours, Bordeaux 2 hours.
