A very appealing little house — and a rather good excuse to move to Lauzerte.

Tucked away in a quiet side lane in the heart of the ancient and much-loved village of Lauzerte, this pretty period stone house is full of character and has the rather enviable combination of peace, views and being just a short stroll from the village cafés, restaurants, shops and daily life.

The house is in good structural condition and perfectly habitable, having been a much-loved holiday home, but it would now benefit from some updating and a little refreshing. Nothing too dramatic — more of an enjoyable project than a rescue mission.

The accommodation includes a welcoming hallway, a sitting room with a rustic kitchen and open fireplace, tiled floors, three bedrooms and two bathrooms, together with one particularly fabulous staircase which, frankly, deserves a mention.

The two bedrooms on the top floor are especially appealing, each opening through French doors onto a covered balcony with wonderful views across the surrounding countryside. A very good place for the first coffee of the day — or, more importantly, the last glass of wine.

Outside, the courtyard garden is a real gem: private, sunny and full of potential. It is practically begging for a plunge pool or jacuzzi, some comfortable chairs and a well-stocked drinks fridge. It would make a fabulous spot for long summer lunches, lazy afternoons and the obligatory apéro.

And then there is the location. Despite its wonderfully quiet setting, the house is only a few minutes’ walk from the centre of Lauzerte, one of the region’s most beautiful historic villages, with its cafés, restaurants, shops, market and lively summer atmosphere. The surrounding countryside offers endless opportunities for walking, cycling and exploring the villages and markets of the Tarn-et-Garonne and Lot.

Montauban is around 37 km away, Cahors approximately 38 km and Toulouse around 90 km, with Toulouse-Blagnac airport also easily accessible by car.

This is a house with good bones, genuine period character and plenty of potential, without the headache of taking on a major renovation. Give it a little love, update it to your taste, add the plunge pool and you could have a wonderfully easy-to-enjoy French home in one of the area’s most charming villages.
